隨著奢侈稅的2年期滿，加上市場資金充沛，台北市豪宅市場陸續出現上億元豪宅交易，包括已在實價登錄網揭露的1.96億元的「國美森美館」與1.25億元的「悅榕莊」，另外，市場也傳出，北市知名豪宅「勤美璞真」近日也有一戶以2.5億元成交。
根據內政部實價登錄網，台北市揭露2筆豪宅交易，其中，大安區新生南路二段的「國美森美館」，交易總價1.96億元，扣除車位每坪單價約161.25萬元；另一筆為中山區樂群三路的「悅榕莊」，交易總價1.25億元，扣除車位每坪約118.53萬元，分別是在今年3月及4月交易。
台灣房屋智庫執行長劉怡蓉表示，「國美森美館」總戶數12戶，是一層一戶的大坪數建案，且面對大安森林公園第一排，住戶單純，加上無敵景觀視野，吸引高資產族的目光，此次交易的屬於低樓層，景觀稍嫌不足，實價揭露交易單價每坪表現至161.25萬元，算是符合市場行情，如果6樓以上的景觀戶，房價表現可望更上層樓。
至於中山區樂群三路的「悅榕莊」，位於大直重劃區，區內有美麗華、愛買及家樂福，以及捷運文湖線劍南路站駐點，加上內湖科技園區的就業人口，生活機能優越、交通便利以及就業人口加持下，房價表現不俗。
除了這2筆已在實價登錄網站揭露的豪宅，市場也傳出，北市知名豪宅「勤美璞真」日前也有一戶成交，總價為2.5億元，平均每坪約226.5萬元，由於是5月才登記過戶，因此尚未登錄，而賣方則是在奢侈稅實施前購入，如今在2年期滿後釋出，估計有一筆不小的獲利。
